At Joint Venture Contracts, we were pleased to undertake a significant project for one of our newer clients, 21D, in Luton. After successfully completing several smaller projects for them over the past 12 months, we were entrusted with the larger task of transforming an office block into a functional and modern facility. This project involved a comprehensive strip-out and refurbishment, tailored to meet the client’s operational requirements.

Full Office Block Strip-Out In Luton

The scope of this project required the complete strip-out of the existing office block, reducing it back to its bare structure. Working closely with the project architects, our team carried out the refit in line with the detailed design brief. The facility was reconfigured to include four surgeries, two decontamination rooms, one X-ray rooms, and ten patient suites. In addition to these medical spaces, we also undertook the refurbishment of key support areas such as the kitchen, WC, and staff areas.

Throughout the project, Joint Venture Contracts was responsible for overseeing the client’s direct works, ensuring all elements were completed to a high standard. Meeting the client’s timeline of 8 weeks was critical, and through careful planning and project management, we successfully delivered the project on schedule and within the agreed budget.

Key Installations & Finishes

The project involved a range of technical installations, including new electrical and mechanical systems throughout the building. We were asked to oversee the client’s direct’s  this included installation of all new fixed wiring and systems to ensure the facility was fully compliant and fit for purpose. Additionally, new walls and partitions were constructed by our in house team, incorporating all associated joinery work, to create a cohesive and practical layout.

We also installed new suspended and MF ceilings, providing a professional finish across the building. The work was completed with new flooring throughout all areas, including patient suites, offices, and staff areas. A full redecoration of the space was carried out, resulting in a high-quality finish that met the client’s exacting standards.

Future Collaborations

The successful delivery of this project in Luton strengthens our ongoing relationship with 21D. We are proud of the outcome and are now looking ahead to further collaborations with this valued client, including the fit-out of their new head office in Warrington.
